Surveys & Home Reports in Scotland

Before you put your house on the market, you are required by law to instruct a Home Report on the property. The Home Report comprises of three main documents: the Single Survey, an Energy Report and a Property Questionnaire. The Single Survey reports on the condition of the home and its market value, and is carried out by a qualified quantity surveyor. The Energy Report shows the energy efficiency and energy consumption ratings of the property, helping home buyers make 'green' choices by comparing energy costs between homes and giving advice on how to reduce carbon emissions and save on energy bills. The Property Questionnaire is to be completed by the seller and contains information which may be useful to potential buyers such as factor bills, parking facilities, local authority notices and council tax information. Home report lasts for twelve weeks before it becomes necessary to instruct a new one. Purchasers can also instruct their own survey if they so wish, or a specialist survey to investigate any potential problems.

What Other Surveys Might I Need When I'm Buying or Selling Property?

Aside from the Home Report, there are other options for surveys you may consider when you are considering purchasing a home:

Mortgage Valuation Survey/Standard Valuation

This type of survey is usually carried out on behalf of lenders. It confirms that a property is suitable for a mortgage and is very limited in detail. The purpose of such a survey is to ascertain a value for mortgage purposes involved and only major visible defects which may influence the value will be reported.

Specialist Surveys & Reports

If there is a suggestion that there might have been structural damage, or there may be asbestos present in the property, or where other concerns such as dampness or drainage crop up, then a special survey relating to the issue can be instructed.
