We’ll request information on the property, such as whether or not there are other potential buyers, and if there is a closing date fixed. Once you have arranged your mortgage, we’ll submit an offer on your behalf. If the offer is accepted, we enter into the ‘missives’ stage, which is the negotiation of the terms of the contract of the sale of the house. We’ll then make checks to ensure the title deeds and everything else is in order. This includes checking coal and mining reports, planning and building warrants. Once the transaction is complete, we ensure the title is registered in your name, and any stamp duty is paid. 

Making an Offer for a New House

When you do see the house you want to buy, it will usually either have a fixed price or ask for “offers over” a given price. You do not need to pay the asking price for a property, particularly if you feel that the house is not worth the asking price, or there are repairs or works needing done that could affect your budget. With our expertise in the local property market, we can advise you on how much a property we think the property is worth, and whether or not other factors may affect the property's value. Once we agree on an appropriate offer, our conveyancing solicitors will inform the estate agent on your behalf, who will then inform the sellers of your offer. If the sellers reject your first offer, you have the option to increase it, and you can make as many offers as you like. Other things can be negotiated in the offer, such as entry dates and fixtures and fittings.
